Cafe or Restaurant Purchase Hints

The United States is bouncing back, and this means many people are beginning to dine out again.  In fact there are more people eating out than in previous history, which means cafes and restaurant opportunities are out there for you. If you love food, hospitality, and being sociable you might find that a cafe or restaurant is the perfect option for you.  Of course, you do have to have the skills and motivation to make it work.  You will need to manage the staff, food, and daily operations.  If you feel you have the skill then owning your own place could be for you.

The first hint you must consider about the cafe or restaurant is real estate.  Real estate determines your location.  As many say it is all about location, location, location.  You will want to look at places with a busy road, but this doesn’t guarantee you a busy restaurant.  If you see a business for sale like a restaurant on a busy road you need to drive by it at different times when they are open.  You will be able to see if the restaurant continually has a lot of cars, if there are down times or if they never have more than two cars in the parking lot.

Access is definitely imperative, so that the consumers can get to your place. You also need to research the food and service to decide if the business model is working.

Strong accounts and systems matter, but it is not everything.  You need to consider if you can buy the building or if there is a lease involved.  If you have to pay rent, consider the terms of the lease and whether it will increase based on the sale.  This happens a lot because the lease is designed for the original owner and the landlord can now get more for the place. 

Is there a possibility the competition can move in near you?  If competitors can get too close this could hurt your revenue stream.  Demographics are another thing to consider.  If your clientele is changing in age you may have a problem keeping a profit.  Seasonal considerations are imperative.  A tourist town cannot always help a restaurant survive.  If you will not have the income you need during the off peak it can be harder to keep the business open.  Many tourist locations will close their restaurants after the peak season to work elsewhere as the revenue is just not worth keeping the place open. 

The menu should remain unchanged if you are purchasing business already established.  Too many times new owners come in and change everything in a cafe or restaurant.  When this happens, the steady customer base declines.  The locals eating the food find it is not as good anymore, so they don’t come back.  This is the number one mistake, so keep the menu or make changes that will allow you to keep the original menu as well.  Adding health food to the established menu is not the same as taking away all the top menu items.
